Japanese real estate is very fast paced. People usually only start to look for a property a month prior before they want to move in. Properties appear and disappear very quickly on the national database.

  1. Choose and contact your agent

There is no monopoly on the Japanese real estate market and everyone has access to the same database. The first step is to choose a trustful agent to accompany you through the process.

 2.Select properties to visit

Select properties you like with your agent and agree on what you would like to see. Usually it is better to do a strict selection before going on a visit and only go see 3 properties.

 3.Go visit properties (in person or online)

Go visit the properties with your agent. If you have some special measurements requirements for some large piece of furniture, you might want to take a measuring tape with you. Don’t forget to take pictures to look back at them later!

 4.Application process and background check

When you choose the property you want to live in, you will have to apply for it. Copies of your passport and ID will be required as well as a lot of personnel information. Your agent will help you fill these papers ( or fill it in your name).

As soon as the application is sent, other people usually cannot visit the apartment anymore and the apartment is reserved for you until you get an answer.


The application will get processed in 3-5 days. Meanwhile, the guarantor company will check your personal information and might try to call you to verify your identity. So be sure to answer your phone!

※Only one application can be submitted per family. You cannot apply for two properties at the same time.

 6.Successful application → Preparation of the contract


When your agent receives a positive answer for your application the contract can be prepared. You will receive invoices for paying the initial fee. (be careful, in Japan it is culturally expected to pay before the contract signature. If you do not, landlords will be worried about your financial situation)
You will set a contract date with your agent. A contract signature takes usually 1.5 hours so be sure you have time.

 7.Contract

On the day of the contract, be sure to bring your administrative stamp (hanko) if you have one. You will sign all the paperwork for renting your property.

 

 8.Keys and moving in

When your contract is signed, the initial fee has been paid and when your moving in date has come, you will receive your keys.
